Transactional Funding

Short-term, same-day lending (24–48 hours) that funds the A→B leg of a wholesale double closing, repaid the same day from the end buyer's proceeds.

What is Transactional Funding?

Transactional Funding — also called 'flash cash,' 'one-day loans,' 'same-day funding,' or 'A-to-B funding' — is a specialty lending product designed exclusively for back-to-back wholesale closings. The transactional lender wires the full purchase price for the A→B leg (wholesaler buys from the original seller) in the morning. The wholesaler briefly takes title, then the B→C leg closes hours later (wholesaler resells to the end buyer), and the lender is repaid in full the same day or the next morning out of the end buyer's funds.

Unlike a hard-money loan, transactional funding has no credit check, no income verification, no appraisal, and no rehab budget. The lender is only on the hook for a few hours and is paid back from a known, contracted end buyer. Because the risk window is tiny, fees are flat and predictable: typically 1–3% of the loan amount (often a $2,000–$3,500 minimum), with no points, no monthly interest, and no prepayment penalty.

To qualify, you generally need: (1) a fully executed A→B contract, (2) a fully executed B→C contract with a non-refundable end-buyer EMD, (3) proof of end-buyer funds (cash POF or lender approval letter), and (4) a title company experienced in double closings willing to handle two HUDs and same-day funding. Most transactional lenders will not fund if the end buyer is using FHA/VA financing or any loan that prohibits seasoning-of-title.

Transactional funding is the standard tool when the assignment fee is too large to disclose comfortably (six-figure spreads), when the original contract prohibits assignment, when the end buyer is a hedge fund or institutional buyer that won't accept assignments, or when the deed restrictions block back-to-back wholesale flips.

Example

A wholesaler has a property under contract for aria-hidden="true"80,000 and a hedge-fund end buyer at $235,000 — a $55,000 spread. Disclosing a $55K assignment fee would kill the deal, so they close A→B at 9 AM using aria-hidden="true"82,000 in transactional funding (price + closing costs), then B→C closes at 1 PM. The lender is repaid aria-hidden="true"82,000 + a $2,500 flat fee from the $235,000 wire, and the wholesaler nets ~$50,000.
