Assignment of Contract

A wholesale strategy where a buyer transfers their rights in a purchase contract to a new buyer for a fee.

What is Assignment of Contract?

An Assignment of Contract is the most common wholesaling strategy in real estate. The wholesaler gets a property under contract with the seller, then sells (assigns) their rights in that contract to an end buyer for an assignment fee — without ever taking title. The end buyer closes directly with the seller; the wholesaler is paid their fee at closing.

Assignments are popular because they require very little capital and no financing. The wholesaler's profit comes from the spread between the contract price and what the end buyer is willing to pay. Most state contracts allow assignment unless explicitly prohibited.

Example

A wholesaler contracts a Phoenix property for $200,000, finds a fix-and-flip investor willing to pay $215,000, and assigns the contract for a aria-hidden="true"5,000 fee at COE.
