Why servicing matters more on a wrap than anywhere else

On a wrap, your end buyer's monthly payment has to pay the underlying loan first — every month, on time, without exception. If servicing isn't set up correctly at closing, you're one missed payment away from default on the underlying loan and a damaged seller relationship. We require servicing setup as part of every wrap closing.

Frequently asked questions

Do you handle AITD (All-Inclusive Trust Deed) closings?

Yes. AITD is the trust-deed-state version of a wrap mortgage. Same workflow, just a different recordable instrument.

What happens if the underlying loan calls due-on-sale?

We coordinate the closing as your attorney structured it. DOS risk is a legal question — we don't advise on it. Many of our clients use trust transfers or other strategies their counsel recommends.

Can you coordinate a wrap without my attorney?

We strongly recommend you have an attorney draft the wrap note and disclosures. We'll coordinate the closing using their documents.

Do you set up the wrap servicing?

We coordinate the servicing setup at closing with the third-party servicer of your choice. The servicer collects from the end buyer, pays the underlying, and remits the spread.
