What is Deed?

A Deed is the document that legally transfers ownership of real property. It's signed by the seller (the 'grantor') and delivered to the buyer (the 'grantee') at closing, then recorded with the county recorder's office to make the transfer public record.

There are several types: a Warranty Deed offers the strongest guarantees (seller warrants clear title); a Grant Deed is common in California and offers limited warranties; a Quitclaim Deed transfers whatever interest the seller has with no warranties (used between family or for clearing title issues); and a Trustee's Deed is used when property is sold out of a trust.
